Rutledge Hill Culinary Arts District to Usher in New Era in Nashville

CityNowNext featured the Rutledge Hill Culinary Arts District, a master-planned development in downtown Nashville's historic Rutledge Hill area led by Essex Development with GBX Group. The project pairs new high-rise towers with six preserved and restored Victorian-era homes to create a downtown culinary destination, an example of how new construction and adaptive reuse can combine in a single mixed-use plan.

Mixed-use developments that combine hotels, residential, retail, and food and beverage require careful analysis of how each component supports the others. For the lodging element, demand depends on the surrounding district, walkability, parking, the strength of the culinary and entertainment draw, and the pace of nearby supply.


Adaptive reuse adds further complexity around construction cost, historic constraints, and phasing. A credible feasibility or market study weighs these factors together rather than viewing the hotel in isolation.
